SchoolexteriorThe thieves stole the “C” in “Christ” in the days before Easter. The brushed aluminum letter, quickly replaced,
adorned the front of a no-frills but architecturally impressive new school in the troubled Austin neighborhood on Chicago’s West Side. It’s the same neighborhood where a 14-year-old boy was shot as he walked to another school last week.
The new building, called Christ the King Jesuit College Preparatory School and located at 5088 W. Jackson Blvd. (above), is touted as the first all-new Catholic high school on the West Side in more than 80 years. It may look too corporate, but its business-like image and its unrepentant sense of newness —a shock amid the tattered brick buildings around it — are both there by design, sending a message that the building marks a fresh start.
The architecture provides order amid urban chaos, as does an innovative work-study program that places students in clerical and entry-level jobs at law firms, banks, hospitals and other businesses. Both form a framework that is helping students like Larry Carr and Khadijah White to build a better life. Here is a reminder, after years in which designers were obsessed with flashy museums and concert halls, that the social promise of architecture still matters.

“I kind of envision it as a school of the future, not any old office building,” said Carr, a neatly dressed sophomore wearing a tie. “It’s a profession environment,” White added.
They are among 160 freshmen and sophomores at the new building, which opened in January and will gradually ramp up to its full capacity of 600 students. More than 80 percent of the students come from Austin, where boarded-up houses betray a recent wave of home foreclosures. Nearly all are African-American. Yet surprisingly, more than 90 percent are not Catholic, revealing how attractive a quality, values-based education is to the area’s struggling families.
ComerDesigned by Chicago architect John Ronan, Christ the King is far simpler than Ronan’s award-winning Gary Comer Youth Center (left) in the also-troubled Greater Grand Crossing neighborhood on the South Side. There is no scrolling LED sign atop an 80-foot tower, no powerfully sculpted cantilevers, no gym with mechanically operated bleachers that magically convert it into a theater. The per-square-foot budget for the $27 million school was roughly half that of the elaborate youth center. The school still owes $13 million on its zero-interest construction loan, said the Rev. Christopher Devron, its president.
Accordingly, at Christ the King, Ronan made every move count, beginning with an L-shaped plan that consists of a thin, steel-framed academic wing that runs east-west along Jackson and a load-bearing, masonry-walled athletics wing, that runs north-south on South Leamington Avenue. The simple structure allowed the building to be erected quickly, a key move because the students were stuck in an old Catholic grammar school with overcrowded classrooms, where they used plastic tubs to store their stuff instead of lockers.
CourtyardRonan’s plan benefits its environs, too. Christ the King is not set back from Jackson, as it would be in a suburban office park, but comes right out to the sidewalk, inviting passersby to gaze inside the floor-to-ceiling glass walls of its first-floor cafeteria. The message is clear: The school means to be an asset to the neighborhood, not a fortress. At the same time, the buildings safeguards students, joining with another L-shaped school on the same block, the Chicago Jesuit Academy, to form a protected, courtyard-like space.
Ronan animates his austere shapes with an outer layer of randomly arranged cement panels in dignified shades of blue and gray. This “rain screen” façade, which keeps out the rain while an inner layer provides thermal insulation, endows the boxy exterior with flashes of colors and a subtle sense of depth. In the most inventive exterior touch, reverse-image photographs of the Stations of the Cross are printed on cement panels that ring the courtyard (above). The pictures lend the outdoor space a sacred identity, though I wonder how they will bear up to Chicago’s brutal climate.
ChapelInside, Ronan wisely emphasized the basics — good proportions, good light, and a thoughtfully arranged floor plan. Stairwells and classrooms are high-ceilinged and light-filled. Other spaces resemble lofts with exposed ductwork, precast concrete planking and polished concrete floors. And why not? “A loft,” Ronan said, “is cool.” Students have one complaint: Lockers are too small, forcing them to choose between carrying around their books or crumpling up their coats.
Ronan was able to let loose in one place: a stirring first-floor chapel, lined with glass-block walls and dramatized by a rectangular skylight that rises to the building’s roof (above). The chapel epitomizes elegant simplicity, with a stainless-steel Holy Water font, a maple altar and a cross formed of thin stainless-steel cable. Here, Ronan transforms the utilitarian aesthetic found elsewhere in the school to a higher, spiritual level.
Christ the King is not the architectural equal of Ronan’s more striking Comer Youth Center, but it is a model exercise in making much out of little — and powerful evidence that architecture can have a profound impact, especially where you least expect to find it.

嘉義市北湖里有一條農田產業道路,遭不法人士傾倒大量建築事業廢棄物,一旁的灌溉溝渠都被填滿,長度達到數百公尺,路旁農田也一併遭殃。當地民眾指出,廢棄物中有不少石棉瓦,擔心污環境及農作物,嘉義市政府已經派員勘查,並採樣化驗,同時要求附近農田農作物必需通過檢驗,才能上市販售。

嘉義市北湖里北社尾路258巷巷底,為一大片農田,種植稻米等多種農作物。但原本清翠一片的田野景觀,最近已經消失,沿著田間道路望去,只見數量極為龐大的建築事業廢棄物,宛如一座座小山般的堆在道路上,長達數百公尺,一旁的灌溉溝渠也被填滿,完全喪失排水功能。

當地民眾氣憤痛批不肖業者非法傾倒建築事業廢棄物,不僅破壞環境,更影響附近區域排水,雨季將到,將會積水成災。另外,廢棄物中有大量石棉瓦,更可能造成污染,危及附近居民身體健康和農田裡種植的農作物,相關單位應儘速處理。

8日嘉義市政府建設、環保等單位立即派員進行會勘,並當場採樣帶回化驗。會勘過程中,突然出現一名陳姓農民,表示這些地和道路都是他的私人土地,遭人傾倒建築事業廢棄物他也不知情。

市府人員對於農民說法存疑,認為要堆積出如此大量的建築事業廢棄物,絕非短期間可以做到,農民每天進出農地,怎麼可能無動於衷。市府不排除是地主勾結非法業者所為,正進一步調查處理。至於,民眾擔心農作物受污染一事,農業單位已經要求附近農田生產的農作物必需通過檢驗,才能出售。

《小檔案》衛武營藝文中心 1979年—政府宣布廢止衛武營的軍事用途。
2003年—正式宣布變更為 公園用地,並以都會公園、藝術中心與特定商業區三體共構的方式重新開發。原67公頃面積中,公園含占地10公頃的衛武營藝術文化中心基地共57公頃,另 10公頃為特定商業區。
2006年—文建會辦理國際競圖徵件。
2007年3月—建築師法蘭馨侯班代表的荷蘭麥肯諾建築師事 務所與台灣羅興華建築師合作贏得首獎。
2007年9月—籌備處正式成立。
2010年4月—正式動工。
2013 年12月—預定完工。
未來衛武營藝術文化中心包括2260席的戲劇院、2000席的音樂廳、1254席的中劇院、470席的演奏廳、戶外廣 場、餐館、文化藝品店、多功能廳、屋頂景觀台及停車場,總經費99.65億元。 (記者朱有鈴整理)





斥資99.65億元的高雄衛武營藝術文化中心由總統馬英九主持動工,這是近 20年來政府最大的文化建設投資,未來大高雄合併後的「市中心」將往東移,附近房地產市場轉趨活絡。

馬總統致詞時說,景氣剛有復甦跡象,雖然預算仍吃緊,衛武營藝術文化中心動工,代表政府支持文化建設的決心。尤其台北中正文化中心使用30多年後,南部終於有世界級表演藝術場所,規模不亞於台中中正文化中心,對南部發展將有加分效果。

高雄市建築投資公會理事長陳武聰指出,衛武營藝文中完成後將成為東亞最大藝文中心,有5,984個座位,可以想見各項大型活動將陸續登場,有機會成為高雄縣市合併後的另一個新都心。

高雄縣長楊秋興表示,衛武營藝文中心位於縣市交界,高雄過去被譏為文化沙漠,經濟發展與台北不能相提並論,歷經九年努力的衛武營藝文中心終於動工,大高雄發展前景可期。

衛武營位於高雄縣市交界,原來是軍營所在,整個營區面積65公頃,規劃為衛武營都會公園,昨天動工的藝術文化中心只是都會公園的一部分,總樓地板面積約 14萬平方公尺。

其建築內容涵蓋,戲劇院2260席、中劇院1254席、演奏廳470席、音樂廳2000席,共5900席,另有公共圖書館、音樂、舞蹈、戲劇排練室、舞台工作坊。全案由荷蘭法蘭馨.候班建築團隊設計,將興建「三明治」式的建築構造,表演藝術與戶外流動空間結合,民眾可在大榕樹下欣賞藝術演出,昨天動工後,預定2013年開幕啟用

要遠東集團斥資三億元興建流行館

為台北花博會打造的全球第一座寶特瓶蓋成的綠建築──遠東「環生方舟」昨日首度亮相。

上海世博和台北花博是今年最受矚目的兩大國際盛事,相較於上海世博諸多奇奇怪怪的建築,「環生方舟」可算是台北花博建築的最大亮點,而吸睛之處在於它是「垃圾」建成的。

「環生方舟」是2010年台北國際花卉博覽會14個展館中,唯一由企業贊助、興建的建築,使用了150萬支回收的廢棄寶特瓶,規模如同小巨蛋一般,長130公尺,最高處達9層樓高,相當壯觀。

遠東集團董事長徐旭東親自帶領解說,讓各界看到這座擁有「七項世界第一」殊榮的建築。徐旭東指出,台灣每年產生24億個以上的廢棄寶特瓶,但回收再利用的寶特瓶僅占4%,其餘均變成永久不壞的垃圾,嚴重破壞環境。因此,兩年前遠東集團透過旗下各通路,向全台回收廢棄寶特瓶,經過清洗、打碎和融化等步驟製成獨特的「寶特瓶磚」,並採用環保和建築新技術,以達到抗風壓和隔熱保溫效果,打造出遠東「環生方舟」。

這座全世界第一座「垃圾變成的房子」,同時也是全世界最輕、會呼吸、可移動的環保奇蹟,總計投入將近3億元的經費。

這棟房子的三大特色是,最輕──外牆全由寶特瓶磚打造會呼吸──入口處充分利用圓山獨特地理位置,引導東北季風進入,配合水幕設計,可使室內溫降低3~6度可移動── 建築體設計完全採用鎖點方式,不僅可以像樂高一樣拆裝組合,每一片磚牆的長度剛好可以裝進卡車運輸。

目前已有大陸城市表達高度興趣。

徐旭東表示,「環生方舟」從研發到製造,全部100%台灣製造,連研發團隊也全都是台灣人,讓它完全符合可以再回收、循環、再利用的環保精神。

Frank Gehry has never designed a structure that’s achieved LEED certification, and I’d wager that he never will, based on his gruff remarks during a public Q&A on April 6 in Chicago. The 81-year-old also jabbed a thumb, somewhat in jest, in the eye of fellow architect Renzo Piano and museum directors in general, and he described the early stages of creating a design.

Gehry, whose most famous work is the Guggenheim Museum in Bilbao, Spain, was interviewed in the Harold Washington Library by Thomas Pritzker, chairman of the Pritzker Foundation, which awards the annual Pritzker Architecture Prize, and Hyatt Hotels Corp. His family also wrote the check for the Gehry-designed Jay Pritzker Pavilion in Chicago’s Millennium Park. (Hyatt itself recently won a LEED silver designation for a new hotel in Seattle.)

LEED stands for Leadership in Energy and Environmental Design and was created by the U.S. Green Building Council to promote the construction of buildings that are healthier for the earth as well as occupants inside. Developers seems to be tripping over one another to win LEED status these days.

What would you think, Pritzker asked him as they sat in hard-backed chairs on an auditorium stage, if a client said he wanted a LEED-certified building? “Oh, great,” Gehry answered in a high, mock-excited voice, as the audience laughed. Then, back in his regular voice, he dismissed environmental concerns as largely political concerns. “A lot of LEEDs are given for bogus stuff. A lot of the things they do really don’t save energy.”

He also said the expense of building to LEED standards often outweighs the benefits. On smaller projects, he said, “the costs of incorporating those kind of things don’t pay back in your lifetime.”

He seemed eager to resume another fight when the conversation turned to Millennium Park, whose new neighbors include the Art Institute of Chicago’s Modern Wing, designed by Piano and opened last year largely to acclaim.

Gehry recalled daring Piano to relocate the addition so it would directly face Millennium Park and the Pritzker Pavilion. “Renzo, come get me, baby,” Gehry said he told him. Piano did move the annex, which is now linked by a pedestrian bridge to the park. So how do you think it turned out? Pritzker asked.

Gehry replied that from inside the Modern Wing galleries, visitors can’t help but see the stainless-steel ribbons that adorn his pavilion. “He’s gotten better,” he faint-praised Piano, again to laughter. “You know the sibling rivalry between architects. We love each other, but we’re insanely competitive. Even at 81, I still do it. I can’t help myself.”

He suggested that something bold, like his Bilbao museum, would have been a better. But he said right after that building opened, the world’s top museum directors got together in London and, according to a friend who was there, voted never to commission another like it. “I think museum curators and directors like the predictable, so it’s all easy,” Gehry said. “A little bit of laziness, maybe.”

Pritzker recalled being a family vacation with Gehry in India and watched him sketch plans for a new building. Pritzker said the drawings looked like “scribbling.” Gehry said there’s more to building design than that, though he confessed: “I’ve always wanted to figure out to just do the sketch, get paid, and get out of there.”

He said his first step is to build a site model of roughly 10 blocks around the site, to see how his new building night fit in. Then he does a bigger-scale model of two or three blocks. He also walks around the area to understand the community. “It’s a pretty well-informed mind that starts to sketch,” he said. “I maybe do 20 or 30 of these drawings that look like scribbles. But when the buildings are finished and you look at the drawings, a lot of them look like the buildings.”

在上個星期,美國地產界最轟動的新聞,就是一位未透露姓名的中國商人,以超過10億台幣的天價,買下了紐約曼哈頓一棟154坪的豪宅,其實在過去一年裡,美國的地產商們早己注意到,這群來自中國大陸的豪客,對美國豪宅強勁的購買慾及購買力。

◎紐約曼哈頓鎖定陸豪客 房產春滿枝

在紐約,己有20多年房地產仲介經驗的張翠萍,最近買下了這棟位於紐約曼哈頓最精華地段的豪宅,做辦公室,原因之一,就是當她的客戶從中國大陸來拜訪她的時候,她可以把它當做樣品屋展示。

紐約房屋仲介張翠萍:「這些客人來以後,第一個他們就是要看景觀,很漂亮的中央公園的景觀,或者是屋頂很高,他們要3米以上的屋頂,廚房廁、所都是要非常現代化,要很漂亮。」

一個有中央公園全景,市價2億多台幣的豪宅,拿來當樣品屋,這樣的手筆,不可說不豪氣,但在紐約頂層的豪宅市場,幾乎所有的房地產商都跟張翠萍一樣,看到了同一個商機;就在上個星期3月25日,一位未透露身分的中國商人,以超過10億台幣的天價,買下一戶川普大樓裡的豪宅,跟張翠萍做了鄰居。

紐約地產商寧若德:「他們(美國地產商)知道中國大陸的中國人,快速成長,在那裡有極大的潛力,他們要確定他們進得去那塊市場。

◎中國神秘富豪闊 10億買下川普豪宅

美國地產商及仲介們,看到的潛力,除了中國大陸的投資人口袋夠深,但最重要的,還是大陸本身房市的急速上揚。紐約房屋仲介張翠萍:「每一個人都知道,這(大陸房市)是個泡沫經濟,所以很希望說賣掉以後,分散風險,去那裡呢?最好是紐約。」

為了吸引中國大陸豪客的注意力,美國地產商各顯身手,有的架設中文網站,有的加雇會講中文的仲介,或是像川普一樣,以風水來投其所好,或是以現在極為流行的綠建築,來吸引喜歡買新房子的大陸投資人。

◎中國房市正熱 避風險陸客首選紐約

在金融危機之後,這些配備著最新建材的綠建築,出現的折扣,讓劉虹的公司,一年就賣了50套豪宅。紐約房屋仲介劉虹:「這是百年難得一見的機緣,這一棟賣了20套,另一棟我們公司也賣了30戶。」

一方願賣,一方願買,照理說應該很容易成交,但幾乎每個有經驗的地產商都說,中國大陸客人的生意不好做,以色列來的夏米爾,就有一次因跟大陸客人換了名片,看得不夠久,就得罪了人。

紐約地產商夏米爾:「他們說我們不尊敬他,因為我們在說話時,沒拿著看,就直接放到口袋裡。」

◎ 一年推案4個月賣光光 全靠大陸客

就算沒有語言隔閡,文化上也還是需要溝通,像在紐約己有30多年仲介經驗的Grace Chang,就常常要給客人機會教育。

紐約資深房屋仲介Grace Chang:「討價還價的空間或許是有,但是並不是像他們想像的,一下可以殺30%、50%,這個房子本身幾百戶,就是一個社區,大家能夠,你覺得你適合那個環境,大家也接受你,還有生活的品質,你不能喧嘩、大聲講話、鬧啊,這樣。」

◎「說中文也通」 紐約房產使渾身解數

紐約這些地產商和房屋仲介,跟他們的中國大陸客人,還在互相學習的階段,但接下來這些跟紐約市政府合作的仲介,跟他們的大陸客人的學習曲線,倒是短了很多。

〔記者林良哲/台中報導〕台中市最後的卅九戶「吊腳樓」將因鐵路高架化工程而拆除。由於這些屋舍是部分移民遷居中市的第一站,當地長春社區發展協會已展開田野調查,計畫拍攝紀錄片,方案獲台中市文化局支持。

吊腳樓是中國南方少數民族的建築形態,一般都是依山靠河、就勢而建,並為半干欄式的二層以上木造建築,上層較為通風、乾燥,做為住居使用,下層是豬牛欄圈或用來堆放雜物。石碇東街靠溪側的房子也屬吊腳樓,但以水泥、磚塊支撐,是居民為解決腹地狹小所發展出來的特殊建築形式,自日據時代保留至今。

外省移民克難屋 今年拆除

台中市南區民生路的吊腳樓,興建於一九五○年左右,當時國民政府戰敗而撤退到台灣,因當時尚未興建眷村,因此台中市政府允許外省族群移民在柳川沿岸興建克難屋。

這些外省族群仿照中國的吊腳樓,在柳川沿岸興建了數百戶,甚至延伸到綠川一帶。當地緊鄰河川,不但取水、用水方便,排泄物也能快速地排入河川中。

後來,政府興建眷村,外省族群將這些房屋轉賣給從鄉村來到都市的台籍勞工家庭。一九七○年代,台中市政府為了維護都市景觀,有計畫地拆除吊腳樓,並協助居民購買國宅遷居。剩下來的民生路廿六巷卅九戶吊腳樓,今年也將因鐵路高架工程拆除。

當地鄰長吳東榮說,他的父親五十年前從鄉村來到台中市,就在此地購屋居住,房子要拆除,他相當不捨,還好社區計畫拍攝紀錄片,可以讓吳家後代的子子孫孫,得知祖先的生活方式。

長春社區發展協會理事長梁曼娜說,除了文化局將補助經費,作曲家陳明章也同意為紀錄片編寫配樂。社區還籌劃以田野調查的資料來出版專書,立委黃義交服務處已承諾協助找經費。
